About this project

The Boreal will be a collectively run all-ages DIY music venue and community space.  This sort of space is important because it provides a safe, drug and alcohol free environment where people of any age can enjoy and participate in music and art.

Touring bands often pass through Eugene but are unable to find a reliable venue for a show.  This is especially true for underground bands on a shoestring budget that cannot afford to rent out the larger venues in Eugene.  Currently, most of the smaller scale shows that do take place in Eugene occur in bars which enforce a 21+ age restriction.  In this scenario, the music often seems to function as background for drinking, and does not foster the type of community we would like to see in Eugene.

The Boreal aims to put music at the forefront.  We believe that music, when approached from this vantage point has a transformative effect on the people involved.  The Boreal, at the very least would give underground / independent musicians a place to share their art.  On a grander scale, the Boreal would create a thriving social community that brings music, in a meaningful way, to people of any age.

The model for this venue is not for-profit by nature.  All revenue (in excess of monthly rent, utilities and other expenses) will be given to the touring bands for gas money and other expenses they incur while on tour.  We never want to put musicians in a situation where they have to pay to play.  In addition, our ticket prices will usually be $7 or less to encourage people from all socioeconomic backgrounds to attend shows.

The funds raised through this kickstarter campaign will be applied to all of the move-in costs associated with leasing the commercial property where we intend to run the venue.  Below is a list of anticipated move-in costs for our chosen space at 450 W 3rd in Eugene.

Anticipated Move in Costs:

Security Deposit.......................$925

First Month's Rent....................$925

Triple Net Fees.........................$200

Insurance.................................$100

PA System................................$800

Signage....................................$300

Misc. Start up Costs.................$250

                                 Total:      $3,500

Money raised in excess of our goal will get stashed away.  This will help us pay the rent in lean months, and ensure that touring bands get enough money to cover travel expenses.

Risks and challenges

The challenges associated with this project are finding a suitable location for our venue where noise issues are kept to a minimum, and finding a landlord that is open to housing this sort of business. We also need to find a space with a relatively low monthly rent so we can continue to pay our rent even in months where fewer shows take place

We believe that the location at 450 W 3rd is ideal because it is adjacent to train tracks and removed from residential areas. In addition, adjacent businesses close at 5 pm, both of which reduce the chance of noise complaints.

The proposed space is 1,100 square feet with an open floor plan and is large enough for about 80 people to stand and watch a performance.

As compared to other properties we have looked at in Eugene this is by far the most affordable. With approximately 10 shows a month we should be able to consistently pay our expenses and keep the space open for business.

We are currently negotiating with the landlord to make the venue a reality but there is always the possibility that we will not be able to agree on lease terms. If this is the case, we will simply begin another search for a suitable location.

Once we are open for business, we run the risk of being shut down due to noise complaints, a lack of turnout for shows, and property damage. We hope that by fostering a sense of community and working with the surrounding businesses this will be avoided. In order to help with the cost of rent, and to insulate us from low-turnout we will rent the space during the day as a community space for group classes and workshops.
