The funding will enable the project to be financed in full and completed within a 8 month period. All required permission and consents are in place, including detailed designs (attached).
The funds will be used to finalize the design details, construct and complete the unique build design. The build center will be used for health, wellbeing, leisure and performance purposes.
The site has been prepared with key services provisions in place. Given the successful and timely completion of previous construction projects, including most recently the completion of a £1M accommodation project, we have extensive construction based project management expertise, with a National Award of Excellence in the Quality of build. This project we are seeking funding is of a simpler construction, albeit the an unique aesthetically modern advanced architecture design, is an offsite construction, and on-site erection, minimizing risks.

Key risk to us is to not be able to raise the funding required to progress with the project investment.

We aim to mitigate the above risks by employing known and reputable suppliers. All relevant planning consent has been obtained. Building control compliance is a minor task to be obtained on completion of minor finer design details.
Off-site and on-site construction to be managed with a terms of contract with the suppliers. Previous experience, knowledge and application of larger projects than this mitigates many of the risks (cost and time).
Site has been fully prepared, with service provisions already in place.
Due to the grounding works already completed, the nature of the variable outstanding works has been reduced significantly. All outstanding works is 'above ground', visible and therefore the project unknowns/uncertainties are very minimal, if any at all.
Project timescale of structural completion pre-winter (and 4 weeks only for erection to water tight phase) through to build completion thereafter during the winter months mitigates impact of weather and coincides well with tradesmen availability to complete.
