Revitalizing a Neighborhood
We sit on the edge of the historical and vibrant Shaw neighborhood in Washington, D.C. The property has been vacant for more than two years and is an eyesore within a quickly revitalizing area—one that doesn’t have enough family friendly options for casual food.
Into the void stepped The Great American Bistro, at least until several things happened to block our funding. We have received seed money from a local CDI, as well as support and encouragement from the local community.
The neighborhood has been waiting a long time for a restaurant of this caliber to call its own. The Great American Bistro DC will be an exciting eatery offering a combination of locally sourced produce and seafood. However, Maine lobster will be featured in our GAB DC's Signature Lobster Rolls.
Our menu will include breakfast and lunch sandwiches, gluten-free and vegetarian options, specialty coffee, salads, soups, and simple desserts.
I took on the challenge with a partner who is a licensed general contractor, which helps keep costs down. We have given all the collateral we have: I put up my salon, which will be next door to the restaurant, and my partner put up the land he owns.
However, we still need $40k to finish construction and to buy one piece of kitchen equipment--and another $50k for working capital. Banks don’t want to take second place on the lien and won’t lend to us until the restaurant is open. We go before the Zoning board on Nov.1.
Once all permits are in hand, we estimate 30 days to build out. We are strengthening and beautifying our neighborhood and we are grateful for your help.
Risks and challenges
The Risks and Challenges Include the following:
• Staying on budget
• Completing build-out on time
• Introducing residents to the restaurant and our cuisine
• Maintaining a positive relationship with the community
Staying on Budget and Completing the Build-Out
My hair salon, which is part of the collateral, is located next door to the restaurant. The project has hired an excellent project manager along with the licensed contractor who has a track record of completing intricate projects on time. The construction site and every aspect of the design is being expertly managed.
Risk Factors and How We’ll Mitigate Risk
Introducing residents to the restaurant and maintaining a positive relationship with the community
Since October 2016 the Great American Bistro, LLC has consistently contacted the general public and the surrounding neighborhood in the following ways:
• Market research surveys
• Three open house receptions where attendees reviewed proposed plans
• Three focus group research sessions of area residents
• Launch of the restaurant’s website at http://www.greatamericanbistrodc.com/contact
The Great American Bistro will offer the surrounding community several benefits that improve the immediate neighborhood and Washington, D.C., overall.
According to the Washington DC Economic Partnership, the average traffic volume in the area is from just under 19,000 to 23,700 individuals each day. Yet, the location is currently unused and has sat vacant and unused for several years.
The Great American Bistro would be responding to stated consumer needs.
The Bistro will be the first restaurant in the neighborhood to offer breakfast options. The menu also will include lunch sandwiches, gluten-free and vegetarian options, specialty coffee, salads, soups, simple desserts, and similar food.
The restaurant will also employ approximately eight individuals and will seek to expand employees as the business grows.
Approximately eight employees will be hired when The Great American Bistro begins operation. Having the carry out area will allow the restaurant to hire entry-level employees who have cashier or light retail skills.Learn about accountability on Kickstarter
