Hello backers

Let me start off by apologising for the lack of updates recently, the last few months have been very tough and we didn't have any positive news to share unfortunately. Aside from myself and Rhiain having our second child Ethan in October which has kept us very busy we unfortunately had some bad news on the property front.

In my last update I explained how we had found a great property and were looking to push forward with it, after that update I put in an offer which was promptly accepted, we started to action solicitors, the tenant was taking it off the market and we were pushing forward with it. Towards the end of September the tenant contacted me to say he may have a better offer and wanted us to wait and see if we could put our offer on hold!!! Cheeky I know!

I later found out that he hadn't taken it off the market and was still seeing other potential buyers! Whilst this is totally legal it is massively unethical. He then accepted a better offer and we were gazumped. The offer in my opinion wasn't worth it for the condition of the property so we weren't prepared to get into a bidding war.

For a couple of weeks I wanted to hide away as I didn't know where to go from there, I was down and didn't know what to do, it felt like we were back to square one after 7 months of back and forth, and I really didn't want to let anyone down from Kickstarter. The A3 property market was very slow around Warwickshire and I really didn't want to delay further.

Out of nowhere a stunning property fell onto my lap through a friend that wasn't officially on the market, I acted quick and had an offer accepted before it went on the market and into the hands of agents. Things are now moving forward well and Rhiain and I are very hopeful for an opening early in the new year.

Unfortunately at present I can't give away more details like location etc as we haven't signed yet and I suppose I feel like its a case of once bitten twice shy. All I can say is that I fell in love with this place straight away, it is in good condition for us to have a relatively quick turn around and something where we can start small and humble and grow the business into something special.

Please if anyone has any questions just give me a shout if I can answer them I will. I will also be giving more regular updates as we move closer and hopefully sign and I think I will be doing some Vlog updates on my youtube channel.

Keep your fingers crossed

peace out

Paul, Rhiain, Esmé and Ethan
