Welcome to 5 Perry Street! We're restoring and preserving this Victorian beachside National Historic Landmark hotel in beautiful Cape May - and we're sure it will soon become the gem of the Cape May beachfront, a home for creative projects and special events, and your favorite boutique hotel vacation destination.
5 Perry Street celebrates its 140th year in 2019. We're determined to complete our renovations and open for the summer season to commemorate the property's history of hospitality. We've attempted this massive restoration project on our own to this point, but now we're counting on you to ignite our momentum and get us to opening day.
If you like architecture, interior design, historic preservation, creative and artistic events, the beach, Cape May, or just the sound of crashing waves lulling you to sleep at night, you're in the right place. Cape May, located at the southern-most tip of New Jersey where the Delaware Bay meets the Atlantic Ocean, is recognized as America's first seaside resort. Ranked one of the top ten beaches in America by the Travel Channel, Cape May is a perennial favorite among guests and has been ranked second best beach in America and ninth best beach in the world by TripAdvisor travelers.
Due to its large number of well-preserved Victorian homes - the second largest in the nation outside of San Francisco - the entire historic district of Cape May was designated a National Historic Landmark in 1976. 5 Perry Street is one of the key contributing properties supporting Cape May's National Historic Landmark designation, and we're grateful to have the opportunity to lead its restoration and excited to have you involved.
5 PERRY STREET
5 Perry Street sits on the best block in Cape May, with the beach to the south side, historic Congress Hall to the northwest, and the best restaurants, coffee shops, bars, and amenities in town to all sides. Built in 1879 in the aftermath of a great fire in 1878 that destroyed many blocks of property in Cape May, 5 Perry Street has long served as a hotel accommodating summer tourists.
5 Perry Street has a long history of serving as one of the prime accommodation options in Cape May. With ocean views from most rooms and several with ocean-facing private porches, loyal guests have returned through generations.
But 5 Perry Street fell into disrepair from neglect and has not been operational for many years. We have embarked on this project to restore 5 Perry Street into the premier vacation destination in Cape May.
Restoring this beautiful property has been a colossal endeavor. When we acquired it, many parts of the building were in a dilapidated state. The foundation was deteriorating and some of the wood posts supporting the structure had rotted. The roof was leaking in many places, with buckets placed to capture the condensation. Much of the third floor mansard roof had rotted and showed significant damage. The fascia and soffits had rotted to the extent that birds had roosted in the eaves.
To date, we have accomplished several important steps in our project, including:
- acquiring the property;
- coordinating with the Cape May Historic Preservation Commmission and local construction office for approvals and permits;
- securing the foundation with new supports and concrete;
- reframing first floor porch supports, replacing rotted wood;
- replacing the flat roof in full;
- restoring the mansard roof (the third floor walls that slope down and house the dormer windows), reframing portions where the original wood had rotted to ensure its durability;
- replacing the eighteen dormer windows on the third floor with historically appropriate wood windows where aluminum and vinyl windows had previously been installed;
- demolition of interior spaces that are being renovated, maintaining original historic details such as hardwood floors and original windows, doors and trim;
- designing renovated suites with additional bathrooms and kitchenettes; and
- identifying the team of subcontractors and workers that will perform additional plumbing, electrical, HVAC and carpentry work necessary to finish the project.
We've focused on the most essential elements to preserve and protect the building. Now we need your help to renovate the interior, update the building's systems, and make cosmetic "same for same" renovations to the exterior that honor the architectural uniqueness of the building.
Incomparable and irreplaceable architectural, structural and historic elements define this hotel. And now that we've completed most of the restoration work to the structure, we have plans to make the interior space an unforgettable refuge and your favorite vacation spot. To bring this vision to life, we're relying on your support. Founder and CEO Cindy Mullock has spearheaded two renovation projects previously and has extensive experience in design, renovations, and restoration of Victorian-era buildings. As a lawyer in NYC, she has been on the founding and executive management teams of successful start-up businesses and is a consummate project manager. Our team also counts on the knowledge and wisdom of many subject matter experts from within and outside of the Cape May community, who offer advice and guidance from their vast expertise. Our subcontractors and work crew are first-rate, have a deep comprehension of the unique challenges presented by the restoration of Victorian properties, and present impressive track records for delivering excellent work product.

Risks and challenges
We own the building and have the plans, workers, and talent to make this renovation happen, so our project is on course. We have accomplished many of our restoration goals, though a significant amount of work remains for the next several months in order for us to meet our timeline. Construction and renovations are infamous for delays. We think we've built a realistic timeframe for completing the work, in the context of our previous renovation experience and in consultation with our expert subcontractors and advisors. We're already working, and we'll keep our community apprised of our progress. We anticipate involving our backers in every step of the process. Want to join in? Our rewards that do not involve accommodations will be shipped shortly after the Kickstarter campaign ends, as soon as we receive your backer surveys. We have already identified our vendors and anticipate ordering enough of each item before the end of the campaign to ensure prompt delivery in time for the holidays for US domestic backers who respond to our survey promptly. Our rewards that involve accommodations and events at 5 Perry Street never expire, so all backers will receive their rewards. We are going to work our hardest to ensure that everything remains on schedule, but if we do run into unexpected delays, we will be able to schedule stays or events when the project is complete. With the right funding from our backers, we'll be ready to finalize work on the building and complete our interior design to be open for the 2019 season.
