Foxy Loxy is a specialty coffee shop, bakery and Tex-Mex cantina all rolled into one. We are located in Savannah, Georgia's beautiful Victorian district with locals and students making up the bulk of our clientele. Having just been open a little over a year and a half, we have already outgrown our existing space! We currently inhabit the bottom floor of a 19th century Victorian home turned commercial property. The upstairs, until recently, had been leased out by our landlords as a residential space. The last tenants moved out a couple of months ago and Foxy is ready to expand! 

Since we are a very young business, we are still working to pay off our start-up costs. Offering more seating, exhibition space as well as performance space is needed but the cost of the project is beyond our means given the city requirements for the upstairs expansion build out. A substantial part of the expense involves our need to split the upstairs into two spaces, the front half to be used by Foxy Loxy Cafe and the back half to remain as a small apartment.

A SNEAK PEAK OF THE SPACE WE ARE DEVELOPING:

WE'RE ALREADY PAST THE FIRST HURDLE, CITY PERMITTING!           We have already acquired all necessary permits to transition the upstairs from a 100% residential space to a split 50/50 commercial/residential space and to begin construction. We have also received approval from the historical society for any impact the expansion will have on the exterior appearance of the building.

WHERE YOU COME IN. . .                                                                      We have acquired an estimate and proposal for work from a licensed/reputable contractor. Below is a summary of what must be done and the costs associated with each project area:

-Construction/Doors & Trim, Paint & Patch: We need to open a doorway in the existing downstairs plaster wall to create stairwell access. Also three doorways upstairs must be covered with dry wall to separate residential from commercial areas. The existing front door for the upstairs must be turned into an emergency exit-only out swinging door: labor + materials = $3,000

-Heating and Cooling: a new 3 ton unit plus new duct work is required by the city in order to separate the airflow between the back half residential area from the front half commercial space: labor + materials = $5,000

-Safety: an early fire detection and signaling device/system must be installed in the upstairs commercial space. In addition a steel guard rail must be fabricated and installed on the outdoor upstairs porch. We also need to patch the existing lumber on the porch & cover with a high traffic non-slip coating: labor + materials = $3,000

-Lighting and Furnishings: just like our current cafe layout, we want to furnish the upstairs in way that allows for multiple uses, solo reading/studying, large group meetings and events like acoustic music or spoken word performances. We also plan to find just the right piece of furniture to act as a setting for coffee cuppings and other food demos/tastings. Budget = $9,000
